Hyderabad: New Companies' Wildest Crush!

Hyderabad tops the list for new companies, with the highest office supply of 14.94 million sq ft, accounting for a 31% share among the top seven cities, as per Anarock Group.

  • Top Choice: Hyderabad surpassed Bengaluru as India's top location for new companies in FY23, with the highest new office supply of 14.94 million sq ft, a 27% increase from FY22. Hyderabad also saw a 0.5% increase in vacancy levels, while other cities experienced declines. Pune and Bengaluru had the highest year-on-year rental value growth rates at 10% and 9% respectively.

  • Robust Growth In Short Span: Hyderabad saw a 7% YoY gain, while MMR and NCR each had a 5% increase. Prashant Thakur, senior director and head of research at Anarock Group, stated that the strong office real estate market growth in the first half of FY23 was short-lived due to the global economic slowdown. JLL reported that gross leasing activity in Q1 was 1 million sq ft, led by IT/ITeS, healthcare, and BFSI (Banking, Financial Services, and Insurance) occupiers. However, net absorption experienced a significant decline, standing at 0.5 million sq ft.

The Department of Higher Education, Union Ministry of Education released the National Institute of Ranking Framework (NIRF) rankings this Monday, and Hyderabad scholars and universities are standing out, as has been the trend! Most industries have retained their rankings from last year, a few have leveled up and a few are just a position or two underway.

  • Hail the Frontrunner! The National Institute of Pharmaceutical Education and Research (NIPER), Balanagar has become India's number one this year. IITH moved up to 8th from 9th last year in the top 100 Engineering colleges in the country. UoH retained its 10th rank in the all-India top 100 Universities from last year.

  • Numbers that Outshine: Colleges specializing in varying industries have improved their performance in NIFR rankings. NIT Warangal continues to be the 21st best engineering college in the country and the city-based NALSAR is ranked 3rd in the top 100 law schools in the country. JNTUH has been given the 83rd position in the top engineering colleges, a slide down from its 76th position last year.

AI Cracking Human Disease Mysteries

Two new global studies, including researchers from CCMB, have sequenced the genomes of over 233 primate species, revealing crucial insights into genetic diversity, evolution, and conservation. Additionally, this research facilitated the development of an AI algorithm with clinical applications, enabling the identification of genetic causes of human diseases using primate genomic data.

  • AI in Disease Diagnosis: The Institute of Evolutionary Biology, Pompeu Fabra University in Barcelona (Spain), Illumina, a genomics company in California (US), and Baylor College of Medicine in Texas (US) conducted global studies on primate genomes published in 'Science'. CCMB scientists from India studied 83 samples from 19 primate species. The studies compared genomes of 809 individuals from 233 primate species, involving researchers from 24 countries, producing the most comprehensive primate genomic catalog ever.

  • Abundant in Primates: The study found primate DNA variants and phylogenies, revealing new data on primate and human evolution and biodiversity. It identified 4.3 million missense mutations that affect the amino acid composition and can cause human diseases. Rare missense mutations heighten disease risk, with 6% of them being abundant in primates. These mutations are considered potentially benign in humans but tolerated in animals, as stated by Kyle Farh, VP of AI at Illumina. The PrimateAI-3D algorithm played a key role in pinpointing disease-causing mutations.

Red Flags for Traffic Signals

City motorists are increasingly inconvenienced by malfunctioning or outdated countdown timers (CDTs) at traffic signals, particularly during peak hours. CDT aims to improve traffic flow, prevent accidents, and ensure pedestrian safety. Frustration mounts as motorists encounter faulty timers. In Hyderabad, Rachakonda, and Cyberabad, there are 324 traffic signals and 78 pelican signals.

  • Defunct Countdown Timers: Persistent technical glitches have made CDTs a frustrating and unreliable source of trouble. Many CDTs are currently turned off due to various issues, making it difficult for drivers to estimate waiting times at traffic signals, especially during peak hours. Initially successful, CDT timers (digital clocks displaying remaining time for red, amber, or green lights) have now become problematic due to glitches, failing to serve their purpose of assisting commuters in making timely decisions at yellow lights.

  • Prioritize the Safety: The GHMC will upgrade and rewire traffic signals in collaboration with specialized agencies, inviting bids to address the issue. Separate cables will be laid to synchronize CDTs with existing systems, while wireless timers will be affixed. GHMC officials recognize the importance of countdown timers for road safety and plan to overhaul them. Therefore, many of the citizens expressed their views about the countdown timers.
